Have I told you about our first Fractional Real Estate Deal?In December 2019, we began looking for projects back in Yaba, Lagos state, that could fit our potential customers.Luckily, we ran into a developer that needed our services. The project was that of a family single-family home that was being converted into a short-let apartment.The apartment would eventually provide services to its guest such as Electricity, 24hrs Water supply, a Stand-by generator, room service, laundry service, and Waste management services to its users.It offered a 20% return on investments to investors for a holding period of 12 months.We partnered with Zenith Trustees and conducted due diligence to confirm ownership and legitimacy of the project. Two weeks after that, we were able to finalize the deal, and we scheduled to launch the project in the middle of January 2020The launch was successful. We were on track to meet up with the required capital for the project when…The Corona Virus hit.As you know, this period came with mandatory lockdowns, so projects had to be stalled pending the end of the lockdown.To quell the tension in the air, we negotiated with the developers to add an extra 5% returns for the additional months spent during the lockdown, making it 25% ROIWith that adjustment, we could entirely finance the project, which kicked off immediately after the lockdown, and in 2021, we made good on our promise to the investors.Here are some pictures of the project
